Questions about Kamma

How the product works, what the application service covers, and where to find the licensing detail itself.

Using Kamma

The product

What does Kamma actually do?

Kamma tells you whether a property needs a licence, which licence, and what the scheme covering it requires. You can check one property at a time, or have a whole portfolio monitored so you hear about a change before it becomes a problem.

What is the difference between checking a property and monitoring one?

A check is a one-off answer for a single address. Monitoring keeps a portfolio under review, so when a council changes a scheme the properties affected are flagged to you. A property you check is not monitored afterwards.

What do the statuses on the dashboard mean?

Data required means we do not yet have enough to determine the licence: usually the occupant and household fields, or a postcode we cannot match yet. Data complete means we have what we need and the property is waiting for you to approve it. Licence requirement set means we are waiting on the licence document. Compliant means there is nothing outstanding and the property is under monitoring.

What does the percentage at the bottom of the dashboard mean?

It is the share of your properties sitting in each status. Compliant at 100% is the target.

How do I add a property?

Add one at a time from the dashboard with a reference unique to that property. For a portfolio, use the bulk upload template next to the add button, which is the same template sent out with the welcome emails.

Applications and data

The service

Can Kamma handle a licence application for me?

Yes. Our Licence Applications team prepares, checks and submits the application, deals with the council and stays with it until the licence is granted.

Will you contact my landlords or the council on my behalf?

Not without you asking us to. A portfolio audit involves no contact with councils or landlords at all. On an application we deal with the council directly, because that is the point of the service.

How is the licensing data kept current?

By people. Our Council Compliance team checks what every council announces, every working day, and verifies what has changed by hand before it reaches you.

Which areas do you cover?

Licensing schemes across England and Wales, council by council.

Licensing itself

Looking for the licensing rules rather than the product?

Those live on the pages that go into them properly, rather than in a paragraph here.

New to licensing?

What a HMO licence, additional licensing, selective licensing and an Article 4 direction actually mean, in plain English.
