Property licensing was introduced to tackle unsafe rental practices—think rat infestations, dampness, and overcrowding. But in reality, even well-meaning, professional landlords are increasingly facing steep fines.
The rules are clear: if a property needs a license and doesn’t have one, fines are inevitable. And the stakes are rising. Through Rent Repayment Orders (RROs), tenants can currently claim up to 12 months of rent back if a property is unlicensed. This increases to 24 months from March 2025, leaving landlords—and sometimes their letting age nts—liable.
According to Justice for Tenants, 98% of RRO claims are successful. With new enforcement measures and the upcoming Renters’ Reform Bill, ensuring 100% compliance is now essential to avoid financial and reputational damage.
