Kamma and Goodlord logos side by side

Stop chasing licence applications. Start focusing on your landlords.

Kamma runs the whole licence application for you, from collecting the documents to the licence being granted, at a fixed cost per application.

Start your licence application

Tell us about the property and our licensing team will pick it up from there.

Goodlord customer rate

One fixed price per application

You hand the application to our licensing team and pay one fee for it. No hourly billing, and nothing added later.

Selective licence application

£295

+VAT per application

Additional and HMO licence applications are quoted on enquiry. The council's own statutory licence fee is separate and is paid by the landlord or agent; our fee covers preparing, submitting and managing the application.

The problem

Applications are a drain on your team's time

Every council asks for different documents in a different format. Applications come back for omissions that are hard to spot, and the chasing lands on whoever has the least time to absorb it.

Exposure if a licence is missed

An unlicensed let carries financial and reputational risk, and it is your landlord who feels it first.

Applications sent back

A missing certificate or the wrong version of a form is enough to stall an application, and you find out weeks later.

Hours that do not bill

Each application means gathering documents, completing forms and following up, none of which is the work you hired for.

Every council is its own case

Rules, forms and evidence differ by authority. Keeping current with that is nobody's job title.

What you get

We do the paperwork. You keep the relationship.

No council forms, no chasing, and no application admin sitting with your property managers.

Four colleagues gathered around a desk, looking at a screen together

The whole process, managed

Document collection, the forms, submission to the council and the follow-through to approval.

We work the way you already do

We can deal with your team, with your landlord directly, or with both. You choose which.

Checked before it goes in

Our licensing team reviews each application against that council's own requirements before it is submitted.

A service you can charge for

Add your own management fee and licence applications become something you offer landlords rather than an admin cost you absorb.

How it works

From instruction to an approved licence

1

You send the instruction

Give us the property and we tell you which documents that council requires.

2

We collect what is missing

We gather the outstanding documents from you or from your landlord, whichever you prefer.

3

We submit to the council

Once the file is complete, we make the submission and confirm it back to you.

4

We see it through

We answer the council's queries, track progress and stay with it until the licence is granted.

A flexible service

You stay in control. We do the work.

You decide how involved you want to be, and who we deal with along the way.

Choose who we contact

Us working with you, with your landlord, or with both.

Confirmation on submission

You hear from us the moment the application is with the council.

The licence comes back to you

Approved licences are sent straight to you, not left in a portal to find.

Questions agents ask us

How long does an application take?

We submit as soon as we hold every document that council requires. Processing times then vary widely between authorities and sit outside our control, so we track progress and chase on your behalf until the licence is issued.

Which licence types do you handle?

Selective, additional and mandatory HMO licence applications.

Who pays the council's licence fee?

The council's statutory fee is paid by the landlord or agent, separately from our fee. Ours covers preparing, submitting and managing the application itself.

What if the council comes back for more information?

We answer their queries directly. You only hear from us when the council needs something that only you or your landlord can provide.

Can you deal with my landlord directly?

Yes. You choose whether we work with you, with your landlord, or with both.

Do I need to be a Kamma Suite customer?

No. The applications service stands on its own. If you manage a larger portfolio, Kamma Suite is what tells you which properties need an application in the first place.

Can I send several applications at once?

Yes. Tell us the volume up front and we will structure the work so the portfolio moves together rather than one property at a time.

Not sure which properties need one?

Start with a free portfolio audit

We check your whole portfolio against active licensing schemes and show you where action is needed, at no cost to Goodlord customers.
